LONDON
Many London property transactions are higher value or more complex. Because of this, we do not apply a single fixed fee in every case. Our fees will depend on the value of the property, whether it is freehold or leasehold, and the complexity of the matter.
For guidance only, our typical fee ranges for a straightforward London residential transaction are:

DISBURSEMENTS
Disbursements are costs payable to third parties as part of your transaction. These are in addition to our legal fees. We handle payment of these on your behalf to help progress the matter smoothly.
Typical disbursements may include:

For leasehold properties, there may also be additional disbursements such as management pack fees, notice fees, deed of covenant fees, certificate fees, and landlord or managing agent charges. These vary from property to property and we can confirm them once we have reviewed the papers.
Ground rent and service charge may also be payable on leasehold properties.
Stamp Duty Land Tax or Land Transaction Tax is payable on purchases where applicable. The amount depends on the purchase price and your circumstances.
What is included in our fee
Sale of a residential property
Our work on a standard sale will usually include:
- taking your instructions and giving initial advice;
- investigating title;
- preparing the draft contract papers;
- reviewing completed property information forms;
- dealing with enquiries raised by the buyer’s solicitor;
- negotiating the contract;
- arranging signature of the contract and transfer;
- obtaining a mortgage redemption statement where required;
- exchanging contracts;
- completing the sale;
- redeeming any mortgage secured on the property; and
- accounting to you for the sale proceeds.
For leasehold sales, this will usually also include:
- preparing leasehold information forms; and
- requesting the management information pack and supplying it to the buyer’s solicitor.
Purchase of a residential property
Our work on a standard purchase will usually include:
- taking your instructions and giving initial advice;
- reviewing the contract documentation;
- investigating title;
- raising enquiries with the seller’s solicitor;
- carrying out searches;
- reviewing the mortgage offer where applicable;
- reporting to you on the property;
- advising on joint ownership where required;
- arranging signature of the contract and transfer;
- exchanging contracts;
- completing the purchase;
- carrying out pre-completion searches;
- submitting the Stamp Duty Land Tax return where applicable; and
- applying to register your ownership at HM Land Registry.
For leasehold purchases, this will usually also include:
- reviewing the management information pack; and
- serving any required notices after completion.
Assumptions
The fees above are based on a standard residential transaction and assume that:
- the matter is straightforward;
- there are no unexpected title defects or unusual legal issues;
- the transaction proceeds in a timely way;
- all parties cooperate and there are no unreasonable delays;
- the property is in your individual name or names;
- the property is sold with vacant possession;
- no indemnity policies are required unless stated otherwise; and
- for leasehold matters, the transaction relates to an existing lease and a single title unless stated otherwise.
Examples of work not included in the standard fee
Additional charges may apply if the transaction is more complex, for example where there is:
- a defect in title;
- a lease extension or lease variation;
- a licence to assign;
- auction sale or purchase work;
- tenancy or occupier issues;
- conditional contracts;
- urgent or expedited work;
- significant third-party negotiations; or
- other unusual or complex issues.
How long will the transaction take?
The time taken will depend on the nature of the transaction and the parties involved. A straightforward residential sale or purchase typically takes around 2 to 4 months, although it can be quicker or slower depending on the chain, mortgage arrangements, leasehold issues and any unexpected complications.
